We use 3rd party data sources to check the principal/owner of the business for state level civil legal judgments entered against them. As a part of our screening process, we encourage professionals to carry general liability insurance. We require coverage for hundreds of services.
I called him in a panic b/c I was POA for my son who is deployed. The closing was in 3 days and no Home Inspection had been done. Mitchell was so nice to drip what he was doing and come to my rescue inspecting the house the very next day. (I'm sure he could hear the panic in my voice) He was prompt and incredibly thorough. By having a pre sale inspection or pre listing inspection, you’re prepared for items that may show up during the buyer’s home inspection. You can prevent extended negotiations if the repairs are made ahead of time. Fewer contingencies in the sales contract will undoubtedly make the closing much smoother. By documenting the pre-listing condition of the home, you gain a legal advantage in the event you are sued for not disclosing problems with your home.

Ralph was enormously helpful on a phone consultation I had with him regarding an inquiry I sent by email. He was extremely responsive in getting back to me and clearly was very knowledgeable on the subject matter. He had excellent advice and suggestions which I sincerely appreciated. When I reached out to him, I wanted to pay for a phone consultation but he kindly didn’t want payment.

I most certainly will use Ralph/Criterion Home Inspections when I have a need for any inspection services. Very thorough, helpful, and explained everything both while we are at the site and in his report. He also was very patient as the selling agent wasn't able to arrive until 45 minutes after the appointment time.
